Is The Real Estate Market Really What You Think?
Prince William County Virginia: Statistically, our County seems to be chock full of available houses...a veritable glutt of properties are on the market. But...are they really on the market? When a house is on the market, for sale, the implication is that if a purchaser chooses that property, and makes an offer to purchase the property, in writing, at the list price, the property will go under contract.
This is simply not the case with many of the properties in Prince William County. The vast majority of properties that are listed in MLS are "Short Sales". Now, you may well know what a short sale is. If so, you've no need to read further. If not...A short sale is a property that is in limbo. The property "owner" can no longer make the monthly payments, but the lack of equity in the house makes it impossible for the "owner" to sell, without paying their lender some amount of money, between what they owe and the amount the property is currently worth. Unfortunately, they typically do not posess this difference between current loan amount and value. Therefore, they are SHORT of the full amount they owe.
This situation is usually a nightmare for the property owner, and for the potential purchaser as well. If you are interested in buying or selling property in Prince William County Virginia, this is a market in which you absolutely must have an expert to represent you. Prince William County Virginia Supervisors Back Affordable Housing Plan!
An article today in the Potomac News stated that Prince William County supervisors have unanimously backed a plan to help county employees buy foreclosed homes.
Officials say the program would help address both problems from foreclosures and a lack of affordable housing. They say it would cost the county almost nothing.
Under the program, a county employee would select a house to buy and make arrangements with a bank participating in the program. The county would buy a 10 year certificate of deposit that the bank would use to fund the mortgage and provide the buyer a lower interest rate.

Spring in Prince William County Virginia
Spring in Virginia is such a joyful season! We are fortunate to live on a farm in quaint and charming Nokesville. This morning our ferrier arrived to give the horses their April pedicures. The birds greeted the day with song, and our Basset Hound waited impatiently for the hoof trimmings (a canine delicacy!) while our cat stalked mice in the hay.
The fruit trees are in bloom, our yard is awaiting it's first real cutting, and the leaf buds create a pale green haze on the surrounding trees. A Brief Glimpse Into Prince William County Life
As a small example of life in Prince William County, VA: Last weekend (I always think of the weekend as beginning on Friday evening) our son went to his school dance. He had an awesome time..."even better than the last dance!" After getting up on Saturday morning, the Grandmas both joined us to head to Nokesville for Brunswick Stew Day. This is an annual event...Brunswick Stew is cooked over open fire in Cauldrons...yep, the vary ones you're thinking of! It cooks for hours and all the locals stand in line for this delectable treat. It's actually one of our son's top 5 favorite foods! Home made goodies are sold in conjunct
ion with the stew, and it's a really fun event. We all then arrived home for lots of family time in front of the cozy fire. On Sunday, Jim and the kids (Trent, the 11 year old, and Val, the 22 year old) left early in the morning to cheer for their favorite team, the Redskins. It was an emotional day for all of them, as they, along with the rest of the crowd, mourned the death of Sean Taylor. So, there's a brief glimpse into life in our home county...small town with easy access to the big city! Geography and Life Of Prince William County VA
Prince William County Virginia encompasses many aspects of life. Manassas is a small city, in which our County Courthouse is located. It is a small business community with historic homes surrounding it. Further to the west, in the suburban landscape, you will find many new subdivisions with a large mix of builders. The houses are a mix of traditional colonial, a few ramblers, townhouses, and colonials with contemorary flair. Further to the west is the historic town of Haymarket. Also surrounded by new construction, Haymarket is bordered by the Bull Run Mountains.
The eastern end of our county, as we call the Woodbridge and Dumfries areas, is on the Potomac River. And, the tiny town of Occoquan is located on a tributary of the Potomac River...the Occoquan River. Nokesville, which is where we have chosen to live, has, historically, been a rural farming community. It is in the southern / middle section of Prince William. So, no matter what you're searching for, (history, mountains, water, city life, or rural) you'll probably find it in Prince William County Virginia. We have fantastic access to Washington D.C., mass comuter systems (Virginia Rail Express) and Metro. Thanksgiving!
What a beautiful day! We have so much to be thankful for. Jim, Val, Trent and I spent yesterday (Thanksgiving) with our family, here locally. We are fortunate that most of our immediate family (with the exception of Chris) live right here in Prince William County VA. So we are blessed to be able to spend time with both of our moms as well as with my brother, sister in law and our nephew, often. The day was gorgeous (sunny and 70 degrees) much warmer than our typical weather on this holiday. We had spent Wednesday afternoon together in the kitchen doing some precooking and playing Jenga, so on Thursday morning we had time to spend outside winterizing our property. It was so much fun to work together as a team (of course, many hands make light work ) ~ not sure who said that, but it's certainly true!
So, it felt great to come inside, get cleaned up, and head to my brother's house (which is also the home I grew up in) for some delicious cooking, most of which was courtesy of my sister in law! Trent and our nephew had a blast, spent practically the entire time rough housing ~ we couldn't even pull them away for desert! It was such a perfect day! The only thing missing was seeing our eldest son, but we had a pre Thanksgiving meal with him last weekend in North Carolina. He decided to stay in Jacksonville N.C. upon finishing his four year stint overseas with the Marines. We were able to spend time with him, along with Jim's North Carolina family when we visited Carolina Beach for the weekend.
