A Brief Glimpse Into Prince William County Life

As a small example of life in Prince William County, VA: Last weekend (I always think of the weekend as beginning on Friday evening) our son went to his school dance. He had an awesome time..."even better than the last dance!" After getting up on Saturday morning, the Grandmas both joined us to head to Nokesville for Brunswick Stew Day. This is an annual event...Brunswick Stew is cooked over open fire in Cauldrons...yep, the vary ones you're thinking of! It cooks for hours and all the locals stand in line for this delectable treat. It's actually one of our son's top 5 favorite foods! Home made goodies are sold in conjunction with the stew, and it's a really fun event. We all then arrived home for lots of family time in front of the cozy fire. On Sunday, Jim and the kids (Trent, the 11 year old, and Val, the 22 year old) left early in the morning to cheer for their favorite team, the Redskins. It was an emotional day for all of them, as they, along with the rest of the crowd, mourned the death of Sean Taylor. So, there's a brief glimpse into life in our home county...small town with easy access to the big city! If you would like to know more about Prince William County, we'd love to tell you about it...just call or email. 703.530.1100 or Peggy@BassetteHomes.com Thank you!

Geography and Life Of Prince William County VA

Prince William County Virginia encompasses many aspects of life. Manassas is a small city, in which our County Courthouse is located. It is a small business community with historic homes surrounding it. Further to the west, in the suburban landscape, you will find many new subdivisions with a large mix of builders. The houses are a mix of traditional colonial, a few ramblers, townhouses, and colonials with contemorary flair. Further to the west is the historic town of Haymarket. Also surrounded by new construction, Haymarket is bordered by the Bull Run Mountains.

The eastern end of our county, as we call the Woodbridge and Dumfries areas, is on the Potomac River. And, the tiny town of Occoquan is located on a tributary of the Potomac River...the Occoquan River. Nokesville, which is where we have chosen to live, has, historically, been a rural farming community. It is in the southern / middle section of Prince William. So, no matter what you're searching for, (history, mountains, water, city life, or rural) you'll probably find it in Prince William County Virginia. We have fantastic access to Washington D.C., mass comuter systems (Virginia Rail Express) and Metro. If you have any questions, or would just like additional information on our little part of the country, we would love to hear from you! Give us a call at 703.530.1100 and ask for Peggy or Jim. You may also email Peggy@BassetteHomes.com . Thank you!!

Thanksgiving!

What a beautiful day! We have so much to be thankful for. Jim, Val, Trent and I spent yesterday (Thanksgiving) with our family, here locally. We are fortunate that most of our immediate family (with the exception of Chris) live right here in Prince William County VA. So we are blessed to be able to spend time with both of our moms as well as with my brother, sister in law and our nephew, often. The day was gorgeous (sunny and 70 degrees) much warmer than our typical weather on this holiday. We had spent Wednesday afternoon together in the kitchen doing some precooking and playing Jenga, so on Thursday morning we had time to spend outside winterizing our property. It was so much fun to work together as a team (of course, many hands make light work ) ~ not sure who said that, but it's certainly true!

So, it felt great to come inside, get cleaned up, and head to my brother's house (which is also the home I grew up in) for some delicious cooking, most of which was courtesy of my sister in law! Trent and our nephew had a blast, spent practically the entire time rough housing ~ we couldn't even pull them away for desert! It was such a perfect day! The only thing missing was seeing our eldest son, but we had a pre Thanksgiving meal with him last weekend in North Carolina. He decided to stay in Jacksonville N.C. upon finishing his four year stint overseas with the Marines. We were able to spend time with him, along with Jim's North Carolina family when we visited Carolina Beach for the weekend.

Prince William County Virginia is the best place in the world for us to live. We are so thankful to be here! If you would like more information on our home town, please don't hesitate to contact us: 703.530.1100 or Peggy@BassetteHomes.com

Prince William County Virginia, The Perfect Place For Historical Excursions!

We just spent an absolutely glorious extended weekend in Williamsburg Virginia! Just over two hours away, historical Williamsburg an awesome place for a family getaway! One of the many benefits of living in Prince William County VA is that we are within easy access to so many fantastic historical places! Our son has not only been able to learn about places like Washington DC and Manassas Battlefield in history books at school, but he has had the opportunity to visit these awe inspiring locations!

On Saturday, we got to walk through Jamestown to see how the first settlers to America lived (and died) in this remote location. We also got to board the three ships that brought the pioneers to the shores of Virginia (wow, are they small!) and to watch the Powhatan Indians in their native ragalia as they performed tribal dances. We discovered that the Powhatans still have 2 reservations located in the Commonwealth of Virginia!

On Sunday, we headed to the Historical area of Williamsburg. It was so interesting to see how much progress the settlers had made! The houses and streets were large and interesting. It seemed so much more "civilized" than Jamestown. We watched, as actors in historical garb, reinacted events from the mid 1700's.

We're so fortunate to live in a location that is central to so many interesting historical sites. If you are curious about what it would be like to live and work in Northern Virginia, we would love to have the opportunity to consult with you. Please don't hesitate to give us a call 703.530.1100 or send an email to Peggy@BassetteHomes.com .

Federal Reserve Cuts Interest Rate Again!

The Fed, in an effort to strengthen our economy, cut interest rates yesterday by a 1/4 point! Ben Bernanke, Chairman of the Fed, along with most of his colleagues, agreed to lower the federal funds rate to 4.50 percent. Subsequently, many large commercial banks announced that they were reducing their prime lending rate for, among other things, home equity lines of credit!

The reduction in interest rates, along with our sluggish housing market, make this a perfect time to purchase a home! Our local housing market (Washington DC, metropolitan area) has many houses that are just waiting for the buyer who is interested in increasing their net worth and building wealth through Real Estate. Prices of our local houses have decreased, so now is the time to expect sellers to contribute to closing costs on behalf of astute purchasers.

We, at the Bassette Group, would love to have the opportunity to consult with you and teach you how to take advantage of this awesome buyer's market! Just give us a call at 703.530.1100 or send and email to

Keep Our Children Safe On Halloween & Everyday!!!

Happy Halloween! Our son has been looking forward to this fun Holiday, and, as always, we want to ensure his safety! That's why we went to www.familywatchdog.us . This is an absolutely awesome, free website! We typed in our address to check and find out who the local sex offenders are. (The closest is just 1.14 miles away, and there is another who is 1.6 miles away.) This is especially important to do on Halloween, as it is the only night of the year that kids are encouraged to knock on the doors of strangers. And, you never know who is out there, hiding in the disguise of a friendly neighbor...

We're going to be headed down to our neighborhood lake for a Halloween cookout this evening! The temperature in Nokesville VA should be perfect (in the low 60's) and the sky will be crystal clear for all of the kids (both young & "youngish"). We'll roast hot dogs on the bonfire, gaze at the lake, chat with our neighors, and exclaim over all of the cute costumes. Then the kids will head en masse on a trick or treating hay ride! Fun & Safety, all rolled into one!

Many municipalities in the Washington DC area (not ours, we live in the "sticks") are banning registered sex offenders from doing any Halloween decorating. They have been ordered to keep their porch lights off, blinds closed, and not give out candy. This should also help to keep our children safe from the true predators of the night. However, if you, like us, want to make sure your little ones are safe, do the research. Plug in the address you're going to be trick or treating from, and make sure your children know who to be on the look out for.

Manassas Virginia Rotary...What a Great Group!

Up until a couple of years ago, I had heard of Rotary, but didn't know exactly what it was. Well, I was really amazed to find out that it is a group of business people who are very concerned with helping out their community. In Manassas, the first project I became aware of, concerned people within the City of Manassas who didn't have water. I hadn't realized, despite growing up here, that there was anyone in the city who didn't have public water. So, the Rotarians raised money, and worked diligently to ensure that they could get as many people as possible connected to public water.

Today, the Rotary's project was to clean up trash along Bull Run River, which borders Prince William County. Jim and our son met with the rest of the group at 7:3o am, had breakfast, and headed out to the River to collect garbage. It is so awesome to be part of such a caring community! I really love that our family and business are in a position to be able to contribute to our home town. The people (who we are fortunate to also call friends) are so giving. We feel blessed to be able to live in Manassas VA, and to be part of the lives of so many wonderful members of our community!

Life In Our Community

We love living in Prince William County Virginia! This is the most wonderful community to raise a family in! Jim and I both grew up here. The Western (Manassas) area was my backyard, and the Eastern end (Woodbridge) was Jim's area in which to roam. Therefore, a compromise was in order when we were married, and we chose the rural area in the middle, Nokesville. So, between the two of us, we consider ourselves experts on our County.

Prince William County Virginia has so much to offer! We're located between the Blue Ridge Mountains (just over an hour to the west). Bordered by the scenic Bull Run River and the Potomac, with the Atlantic Ocean about 3 hours to the east. The Metropolitan area of Washington DC is just 23 miles down Rt. 66. (an easy drive as long as we avoid rush hour). We have access to the Virginia Rail Express whith 3 stops in and around Manassas for those who wish to ride the train and commute.

Our family has so much fun being part of this community! Old Town Manassas features many quaint shops, as well as the Harris Pavilion. The Pavilion is the center of activity on weekends. We have free dances every other Saturday night during the summer, ice cream socials on Sunday afternoons along with concerts, wine tastings, train festivals, and many other wholesome family activities. And for major concerts and world class artists, we have Nissan Pavilion, located right here in Prince William!

On the Eastern end of the county, our favorite hang out is Tim's River Shore Restaurant. Sitting on the beach at Tim's, watching the sunset, and heading out for a pontoon ride on the Potomac is like going to a Jimmy Buffet concert. It's a tiny vacation that feels like a true getaway. They even hide "treasure" in the sand so the kids can be totally occupied with their search.

If you would like any additional info on our "home town" we would love to have the opportunity to share it with you. It's the perfect time to relocate here. Have a Great Weekend!

Finally, A True Autumn Weekend in Virginia!

Autumn has finally arrived in Northern Virginia! The temperatures are brisk, and as Jim says...it's Football weather! Last weekend we spent at beautiful 4304 Mountain Road in Haymarket, on the Custom Builder's Parade of Homes, to benefit the Ronald McDonald House charity.

This weekend promises to be a bit more relaxed. Our family will be having fun at a weenie roast in Nokesville on John Bouchard's farm tomorrow. We are looking forward to spending time with other Manassas Rotarians (Jim is an active member of the Rotary in Old Town Manassas). It should be a blast....roasting hot dogs over an open fire, fishing in the Bouchard pond, and going on hayrides!

On Sunday we'll be heading to rural Fauquier County to go pumpkin picking and through a "scary" corn maze in Catlett with our son, brilliant four year old nephew and his wonderful mom & dad! Then Jim and our boy, Trent want to watch their Redskins defeat the Packers and the Patriots destroy the cowboys! What a great way to spend our anniversary!!!

You may be wondering, what about Real Estate? We'd love to have the opportunity to help you if you're thinking of buying or selling a home anywhere in Northern Virginia! Secrets of the Multiple Listing Service, Revealed!

Technology, originally created for businesses, has been implemented to enhance the ability of the consumer who is interested in obtaining current Real Estate market conditions. This advanced technology will allow the consumer to see real time, up to the minute Real Estate in their areas of interest. Therefore, when someone is curious about the values of a specific neighborhood, or even a targeted address, all they need to do is log onto their computer on Thursday at noon. They will then have access to the local Multiple Listing Service. The technology implemented by the Bassette Real Estate Group is called a webinar. Every Thursday anyone can log into the system, and at noon the consumer will be able to see straight into the secret world of the MLS.

If the consumer is curious about the price of a house, the values of homes in a neighborhood, or the rate of increase or decrease in a particular area, they will be able to see the MLS system on the screen of the Realtor on the other end of the webinar. They can ask or type questions, and discover the answer, immediately, right along with the Real Estate agent. This fantastic technology enables the consumer to see exactly what is on the computer screen of the Real Estate consultant who is holding the webinar. (All this while the consumer is in the privacy and comfort of their own home or office!)

Imagine how much time and energy this technological advancement and implementation is going to save! No more cumbersome searching with out of date technology! Now, you, the consumer, can find out what the house down the street actually sold for! Actual addresses revealed while you watch! The search engines currently available to the consumer don’t give out sold information, nor addresses. The frustration can be over. Just go to
www.BassetteHomes.com and click on the link to Real Time Market Search. Log on any or every Thursday at noon for a peak into the wonderful world of Multiple Listings.

U.S. House of Representatives Averts Housing Crisis of 2007!

The "Expanding American Homeownership Act of 2007" was overwhelmingly passed in the House of Representatives, yesterday. This comprehensive bill to reform the FHA (Federal Housing Administration) is designed to revitalize this federally insured loan program. This measure will enable the FHA to help more subprime borrowers at affordable rates and terms. This means that our government is coming to the aid of buyers who have been forced to turn to predatory lenders in recent years.

A couple of the provisions of the bill allow for lower down payments for borrowers who can afford the mortgage payment but don't have cash for the required down payment, as well as funding for credit counseling for subprime borrowers who are late on their current mortgage payments. Additionally, higher loan limits for buyers in higher cost housing markets such as our area (Northern Virginia, Fairfax, Manassas and Prince William County).

The bill also directs FHA to refinance loans to existing homeowners who may loose their homes due to mortgage market conditions. Add this new bill to the Fed's directive to lower interest rates by 1/2 a percent (please see previous blogg for more info) and our housing market should begin to bounce back from it's current slump! So, if you have been contemplating buying, give us a call! Prices are as low as they are going to get! For additional information on the housing bill, just send an email, and I'll be happy to email ALL of the details. Peggy@BassetteHomes.com

Fed Slashes Interest Rates...What a Buyer's Market!

Yesterday, Tuesday September 18th, the Federal Reserve slashed interest rates by 1/2 a percent! This bold move was designed specifically to bolster our sluggish housing market. NOW is the time to buy a home!!! The housing prices are still down in Prince William County, Manassas, Gainesville, Haymarket, Fairfax, Woodbridge, Nokesville and Bristow Virginia. So, how can it get better? We haven't seen interest rates this low in years. It's the perfect time to get a great "deal" on a house (lots of foreclosures in our neck of the woods) and to be able to afford the minimal payment, calculated on such low interest rates.

Just contact us, and we'll be happy to schedule a free, no obligation, buyer consultation. Spending a little time up front to become educated about our local housing market will enable you to find the best house and pay the least for it. Give us a call or send an email before the decreased interest rates start to push the price of homes back up. As always, we look forward to hearing from you! Bassette Group Supports CASA at Evening Under The Stars

This past Saturday night, September 8th, we, The Bassette Real Estate Group (Jim and Peggy) had the opportunity to join John and Kimberly Irving of Irving and Irving, Attornies at Law, in Old Town Manassas, in support of CASA (Court Appointed Special Advocates for Abused and Neglected Children) at Evening Under The Stars. This event, held annually, raises money to help local children. It is "The Night of a Thousand Stars shining lights of hope over the abused and neglected children...for we ae a community that cares."

This wonderful event, held first in 1998, is supported by the local businesses, restaurants (such as Okra's Foundation Room) and citizens. The retro music, by Doc Scantlin & the Imperial Palms Orchestra, is remiscent of the 1940's. The twinkling lights in the background showcased the many local celebrities in attendance. Among the attendees were: Manassas Mayor Doug Waldron, City Councilman Andy Harrover and his wife Sarah (who own Matrix Computer Consulting in Manassas), Prince William County Supervisor Corey Stewart, and Supervisor Wally Covington with his wife Connie, Sheriff Glenn Hill, and 50th District Delegate Jackson Miller were among the supporters of this very worthy endeavor.

The many CASA volunteers worked hard to put such a lavish event together, and to those in attendance, it seemed to come off without a hitch. We had a wonderful time, thanks to the 100 volunteers who labored to make Evening Under the Stars a success! (And the invitation from our good friends the Irvings)!!!

Green Home Construction up 50 Percent!

Almost 100,000 new green homes have been built under model guidelines developed by the National Association of Home Builders. That’s up from slightly more than 60,000 that NAHB identified when it surveyed its members in 2004, the year it developed its guidelines. To NAHB, green building includes, among other factors, construction techniques that minimize waste and emphasize the use of sustainable materials.

We had an appointment this afternoon to work on a contract for some folks who are considering purchasing one of Shawn Cody's Signature Series Homes! Shawn is a fantastic, award winning builder that we are fortunate to be able to work with. He builds custom homes in Northern Virginia that are absolutely beautiful!!!

Here at the Bassette Real Estate Group, we are also working on ensuring that a smooth closing transpires on Thursday for some long term clients who are relocating back to our area. We use an advanced Real Estate system that enables our clients to keep track of the activity that goes on behind the scenes during a Real Estate transaction. The system we use is called Top Producer.

Prince William County / Manassas Virginia Real Estate Market

The Real Estate Market in our area (Virginia...specifically all of Prince William County, Manassas, Fairfax and Fauquier) is changing constantly! It is a fantastic time for anyone thinking of purchasing a home to pursue their dream of home ownership! Our Real Estate Team (The Bassette Real Estate Group) Has had wonderful success with helping folks to fulfill their long term goals of home ownership. We would love to have the opportunity to consult with you and answer any questions you may have regarding our area and home ownership!

And, when I say our area I really mean it! Most of the members of our Real Estate Team have lived hear for the majority of our lives! (one was even born in Prince William Hospital.) We know this area inside and out, and, since we have been Real Estate consultants for well over a decade, we are experts at the process of helping our clients buy and sell houses! Best of all, we love what we do...it is so exciting to help clients (who almost always become friends) to obtain a home for their family. Or, in the instance of our sellers, to help these families to move out of the old and into the new!!

Speaking of Sellers...we closed on a house today for a very special family that has moved out of their home in Montclair (Dumfries, VA) and onto a beautiful equestrian farm in Nokesville! It's wonderful to be able to help folks find and obtain the Virginia Real Estate they have been dreaming of for years.
